1. What does The Trails Master Planned Community entails?

The Trails Development consists of 109 single family homes and 2 multifamily sites; currently selling the final single family homes/lots in phase 1 and looking to move into phase 2 at the end of 2021. Future retail & support services are planned right within The Trails community and 2 multifamily Apartments & townhome sites.

2. Where is “The Trails Development” Located?

In West Kelowna BC, Glenrosa head North on Glenrosa Road and take the 3rd exit (left) on roundabout onto Yorkton Road, then take the first left onto Larsen Ave and you will find The Trails Community.

3. What kind of Zoning can you find on The Trails?

All lots in Phase 1 & 2 are Single Family Residential R1 zoned or RC3 zoned. All Lots are Freehold. 

R1 accommodates Single Detached Residential Use on Parcels that are 550 m2 (5,920.2 ft2) or larger. R1 lots will in size and often offer generous rear yards with room for a pool and beautiful Lake views. These lots allow for a secondary suite,

RC3 accommodates Single Detached Residential use on Parcels of land that are 325 m2 and larger. RC3 lots offer more compact housing at more affordable pricing and may have lower maintenance yards. Secondary suites are allowed on parcels 550 m2 (5,920.2 ft2) or greater. 

Pets are allowed and rentals allowed in line with City of West Kelowna zoning bylaws

Fencing is allowed in the development of either black chain link or grey vinyl fencing to a maximum of 6 ft.

4. What do the Homes and Lot cost?

From $799.900 + GST for a house + lot on RC3 lots.

From $866.900 + GST for a house and a lot on R1 Lots

5. What is included in the price?
  • British Columbia New 2-5-10 Years Home Warranty Coverage
    • Home warranty insurance on new homes includes a minimum of two years on labour and materials five years on the building envelope including water penetration and ten years on the structure

  • Pricing includes the lot and the house package (note: with a unfinished basement).
  • All homes come fully equipped with Whirlpool energy star rated kitchen appliances and come complete with front and side yard landscaping.
  • All homes at The Trails are built with Energy Efficiency in mind and according to the BC Energy Step Code, which is a Provincial Standard. At the Trails we surpassed the mandatory step code 2021 on all houses build by 2 and 3 steps. Our Highest Step-code now is 4 ! 
6. Purchasing at The Trails?

The available lots are outlined on our site map viewed here. and can be purchased outright; you will need to commence construction of your house with the Developer within 2 years of purchasing your lot. 

7. Who is the Builder?

The Developer is also The Builder at The Trails. Molenbeek Ventures has been builder of single-family and multi-family homes, condos, high-end single-family homes, and exclusive town homes since 2006 in Kelowna, West Kelowna and on Vancouver Island.

9. How Long does it take to build a home at The Trails?

At this point approximately 10-12 months from the time the city issues the building permit.
