What is the price range for a walkout rancher at The Trails?

Pricing for a high-end walkout rancher or three-storey style home typically ranges from approximately $1.1 million to $1.35 million, plus GST, depending on the lot, home design, view orientation, finished square footage, and selected options.

These homes generally range from approximately 3,000 to 4,500 sq. ft., with some plans offering a legal suite.

Every home will offer one or two decks, and/or a rooftop patio, and a double garage. Some homes may also include a backyard, depending on the lot and home design.

Choosing an unfinished basement option may reduce the overall price, depending on the selected home package and stage of construction.

2. What is the First-Time Home Buyers’ GST/HST Rebate?

The First-Time Home Buyers’ GST/HST Rebate may allow eligible first-time buyers to recover some or all of the GST paid on a newly built or substantially renovated home used as their primary residence.

How much could buyers receive?

  • At or below $1 million: up to 100% of GST paid, to a maximum of $50,000
  • Between $1 million and $1.5 million: rebate is gradually reduced
  • At or above $1.5 million: no rebate applies

3. Newly Built Home Property Transfer Tax Exemption

Is there a Property Transfer Tax exemption for newly built homes?
Yes. The Newly Built Home Exemption may reduce or eliminate the Property Transfer Tax on qualifying purchases of a principal residence.

Effective April 1, 2024:

  • Full exemption may apply on qualifying newly built homes with a fair market value up to $1,100,000
  • Partial exemption may apply for qualifying homes just above that amount
  • The exemption phases out completely at $1,150,000

Are homes at The Trails built for energy efficiency?
Yes. Homes at The Trails are designed with energy efficiency in mind. While Step 3 is currently required, our new homes are being built to achieve Step 4 Energy Efficiency performance.

What is the BC Energy Step Code?
The BC Energy Step Code is a provincial standard that gradually increases the energy performance requirements for new buildings, moving toward net-zero energy ready construction by 2032.

What do the different Step Code levels mean?

  • Step 3 — Approximately 20% more energy efficient and currently required.
  • Step 4 — Approximately 40% more energy efficient and scheduled to become required in 2027.
  • Step 5 — Net-zero energy ready, approximately 80% more energy efficient, and scheduled for 2032.
